Pre-Design Project Programming

Whether you must stay operational or can afford to close for a short time during construction, we program your project so it works best for your needs and industry realities. We meet with you and key stakeholders in a series of strategic meetings. We help you figure out operations and expenses during construction. We roll the data into the comprehensive schedule, budget, and outline scope, so you quickly see the big picture. We coordinate and communicate with everyone and deliver actionable advice so you can get the most out of the project, reduce costs, and put you in the best possible position for expeditious completion so you never skip a beat.

Cost Estimating and Control

Every owner is concerned with cost. Our approach gives clients a detailed and complete picture of all project costs. We use proprietary cost estimating and tracking systems that use GAAP and produce CPA ready reports which provide and complete picture of all costs. Our proprietary system gives us the ability to budget, estimate, and track expenses, simultaneously and with uncanny detail and unparalleled precision. Using our proprietary algorithm, we have the ability to measure production months before the CPA’s know or the CPM schedule can tell you.

Design Phase Management

Our approach ensures the design aligns with the owner’s vision, budget, and project objectives. We serve as the bridge between the owner and the design team, to ensure design decisions meet the owner’s requirements and are feasible within the given constraints. We actively participate in design reviews, keeping a keen eye on the budget, and advocating for cost-effective solutions and high-quality outcomes that do not compromise the project’s vision. We inject our construction and maintenance experience, to challenge design aspirations. We focus on your interests, so you make the best-informed decisions, and streamlining communication among all parties. Bidding and Negotiation Phase Management

Our experienced team develops coordinated project scopes of work for each trade. We locate appropriate contractors and send construction documents out for bid, perform pre bid walk-through meetings to round out the scope of understanding and ensure the highest possible quality bids. We review bids, vet contractors, negotiate the best prices based on the scope of work, and report the results and our recommendations to you. With our experience, we know what to expect. We know where to look for hidden costs, those subtle upcharges, and how to cut through the padding. We communicate with contractors to let them know who won the bid and issue contractual agreements between the owner and contractors. In short, we inject objectivity and manage the process so you can be confident you are getting the best prices.

Construction Phase Management

During construction, we meet regularly with contractors, monitor performance, and enforce the contract. We walk the site, review draw requests, negotiate change orders, create punch lists, and ensure equipment commissioning and project closeout. We keep stakeholders informed of issues and in control with constant updates, and recommendations that help resolve issues, speed construction, and ensure results. It’s our job to ensure accurate instructions, comprehensive communication, cost control, and timely delivery.
